We work from the lease and the landlord's design criteria before anything is drawn, and coordinate access, elevator bookings and after-hours work with building management. It is unglamorous, and it is the difference between a fit-out that opens on time and one that waits three weeks for a permit to load in.

    What the lease obliges you to, what the landlord's design criteria require, and which of the two is stricter.

  2. Drawings and permit

    Layout drawn to the occupancy classification, then building and trade permits submitted with the landlord's approval attached.

  3. Demolition and rough-in

    Demising walls, ceilings, mechanical and electrical distribution, data rough-in — all inspected before anything closes.

  4. Finish and occupancy

    Ceilings, flooring, glazing and joinery, then final inspections sequenced to get you an occupancy permit as early as they allow.
