We look at the building itself, because that is what decides whether the plan is buildable.

- Flag anything you already know about — leaks, past work, permits

- Measure and photograph the existing conditions
- Identify structural, mechanical, and moisture constraints

An assessment note listing the conditions that affect scope
Before anything is priced
Clear scope
The document every later decision refers back to, including the disagreements.
What we need from you
- Read it properly and tell us what is missing
- Confirm inclusions and exclusions before we price

- Write it in specific language, not trade generalities
- State what is excluded as clearly as what is included

- Decide by the dates that protect the schedule

- Develop layouts and put options in front of you
- Tell you which decisions carry a lead time
You receive, in writing
A selections schedule with a decision deadline against each item
Before any ordering starts
Scheduling
Trades sequenced in the order the building requires, not the order they are available.
What we need from you
- Confirm a start date and any access constraints
- Sort out pets, parking, and anywhere your belongings need to go
What we handle
- Book every trade and re-confirm the week and day before
- Confirm licensing and insurance before anyone attends
You receive, in writing
A schedule showing trade order and the inspection holds between them
Before work starts on site
Construction
The visible part, run by the invisible part.
What we need from you
- Approve any change order before we act on it
- Raise concerns while they are cheap to fix, not at the end
What we handle
- Supervise the work and hold the schedule together
- Protect the areas that are not being worked on
You receive, in writing
Progress updates, and any change order priced before it proceeds
As the work runs
Quality control
Work checked while it can still be corrected without undoing something else.
What we need from you
- Walk the stages with us when we ask
- Confirm access for inspections
What we handle
- Check each trade before the next one covers it
- Attend inspections and correct deficiencies before moving on

Inspection records and a sign-off at each stage
As each stage closes
Cleanup & walkthrough
The end of the work, and the point at which you get everything on paper.
What we need from you
- Walk the finished work with us and be honest about it
- List anything that is not right
What we handle
- Clean the site rather than leaving that to you
- Close out the deficiency list before the final invoice
